A Roof Leak…Now What?

April 12, 2023 by MikeDominick

It’s every homeowner’s worst nightmare. All of a sudden you see a water stain on the ceiling and hear the dripping…a roof leak. Don’t panic! There are steps you can take while you are waiting for your roof contractor. Here are a few ways to decrease the damage.

Roof leaks can happen for a variety of reasons such as the age of your roof or damage from severe weather. A small leak can quickly turn into something more serious so it is important to contact a trusted local roofing company as soon as possible.

If your roof is leaking take these steps immediately:

–       Move items out of the way that could be damaged – especially in the attic or close to the source of the leak. If you can’t move something cover it with a waterproof cover

–       Try to minimize the damage by containing the leak using a bucket, towel or trash can. If the leak is severe, have several containers nearby and empty them as needed.

–       Take photos and document what is happening for your insurance company

–       Avoid going on the roof and attempting to fix the damage yourself, the risk of harm is too great

The first and most important step is to contact a trusted, local roofing company. Most roofing companies have emergency services and can be available quickly to stop the worst of the damage.

Phoenix Roofing Company in Columbia, South Carolina has experience handling roof repairs due to storm damage, leaks and missing shingles.

Of course prevention is always key in preventing major home repair issues. Schedule regular roof inspections and maintenance with Phoenix Roofing Company today!

Insurance and Roofing Damage

April 5, 2023 by MikeDominick

Insurance and Roofing Damage

Understanding the details of your home insurance policy may seem daunting but it helps to know what type of coverage you have and what it means when you have a claim. In the roofing world, insurance details may mean the difference between replacing a few shingles and re-roofing the whole house.

Many insurance policies stipulate that damaged property must be replaced or repaired with “material of a like kind and quality” or “similar material”. In some cases this may mean that if a suitable match to your damaged roof can not be found, the whole roof would be replaced under your property insurance coverage.

In the case of damaged materials and matching with similar replacements, the type of insurance you have matters.

RCV insurance policies cover the Replacement Cost Value of the damaged area of the home. This means the materials are replaced without any deduction for depreciation. The insurance carrier assumes the cost of paying the full cost of fixing the damaged property.

ACV or Actual Cash Value policies pay for similar items while accounting for depreciation. It may take into account the fair market value of the item or the cost minus depreciation. The insurance company is then responsible for the difference between the depreciated value of the property and the higher cost of repairing or replacing it.

Even if your neighbor’s house was damaged in a similar way to yours, you may not receive the same settlement from the insurance company. It depends on the company, the policy, and the extent of the damage. Make sure you get everything in writing and if you disagree with how a claim is being handled, there are ways to work through that complaint either with an appraisal or arbitration.

Ensure you work with a trusted, local contractor to evaluate the extent of the damage and what would be included in the repair or replacement process. The experts at Phoenix Roofing have years of experience in roof damage and can work with you and your adjuster to provide the information needed for a fair claim. If you suspect you have roofing damage, don’t wait! Contact Phoenix Roofing today!

Roofing Felt in Columbia, SC Roofs

March 23, 2023 by MikeDominick

Roofing Felt in Columbia, SC Roofs

Roofs are made up of multiple layers that all have important roles to play in the structure and protection of your home. One of those layers is known as roofing felt – something that often doesn’t get much attention but should be better understood.

Roofing felt is a type of roofing underlayment – a type of barrier that is installed directly onto the roof deck, which is the wooden boards of your deck. It helps to provide an extra layer of protection between your home and the elements. Felt is especially helpful in protecting against wind-driven rain and snow.

Using an underlayment like roofing felt creates a thin, water-shedding barrier that protects homes in Columbia, South Carolina from moisture infiltration. This felt is typically made from natural materials such as wood cellulose soaked with a protective asphalt layer, known as bitumen.

Should storms damage your home and remove shingles, the felt would provide some protection to the roof deck until repairs could be made. Roofing felt can also help prevent staining of the shingles to keep your roof’s color and look.

Felt comes in two different weights, 15lb and 30lb. Local building codes may determine what types need to be used. Otherwise, 15lb felt is less weight on the home structure but not as durable as 30lb felt.

As an alternative to natural felt, synthetic felts are also an option. Synthetic offers better durability and is more tear resistant. It lays smooth and helps to keep water off the roof base. When installed correctly it offers superior weather protection to standard felt.

If you are building or buying a home in Columbia, SC, talk with the experts at Phoenix Roofing about roofing felt and what type of underlayment is best for your home!

Why You Should Get a Roof Inspection Before Buying or Selling A Home

March 15, 2023 by MikeDominick

Why You Should Get a Roof Inspection Before Buying or Selling A Home

The condition of a home’s roof can make or break a home purchase – whether you are the one buying or selling. Roofs are one of the biggest investments in home structure and security. Having to repair or replace a roof without knowing in advance could be a costly mistake. Utilize Phoenix Roofing’s free home inspections before you make a major real estate decision.

Why To Get An Inspection Before Buying

Some buyers are so desperate to get a house that they will forgo a professional roof inspection in order to make their offer more desirable. This is a mistake. Finding out after you’ve got a contract that the roof needs major repair can throw a huge wrench into your home ownership plans.

Even if the seller provides an inspection claiming the roof is in good condition, many of these inspections take place from the ground level and not by a professional roofing company. They can easily miss damaged shingles or roof punctures.

Take the time to get a professional roof inspection before you agree to buy a home. This will also help you get the most accurate and affordable homeowner’s insurance quote.

Why To Get An Inspection Before Selling

Having a thorough and professional roof inspection done before selling your home will make your home more appealing to potential buyers. They will feel comfortable making an offer knowing that there will not be surprises down the road. If any roof repairs need to be made you can do so before they are found in a buyer’s home inspection. Your negotiation power will be stronger with confirmation that your home’s roof is in good condition.

Phoenix Roofing provides free roof inspections by a trained and skilled team of professionals. If there is a problem they can identify it quickly and recommend a variety of solutions.

Don’t get caught off guard whether buying or selling a home. Get a roof inspection by someone you can trust and feel confident in your decision. Contact Phoenix Roofing today!

Home Insurance and Roof Costs

March 8, 2023 by MikeDominick

How Does Home Insurance Help with Roof Costs

Insurance is one of those things that we can take for granted until we need it. Homeowners are required to have home insurance for many reasons including weather damage, fire damage or theft. Today we will explore how home insurance protects your roof and can help in repair or replacement situations. Always consult your individual home insurance policy to know what is covered or what deductibles may apply.

Homeowners insurance typically covers roof damage due to severe weather, tree damage or unexpected acts of nature. Insurance does not typically cover older roof maintenance or repair.

Some insurance companies require roof inspections before coverage, especially if the roof is older. The typical roof lifespan is 20 years. Roofs older than 20 years may be excluded from some coverage. Roof maintenance is important to prevent expensive repairs in the future.

There are ways you can improve the longevity of your roof even if it is not covered by insurance. This includes:

– Regular inspections and maintenance

– Pruning nearby trees

– Cleaning gutters

Roof replacement can be a costly undertaking. Commit to keeping your roof well maintained by identifying a reputable roofing company to inspect and repair your roof. Most homeowners underestimate the cost of roofing repairs or replacements and do not have the coverage in place to cover those expenses when needed.

The team at Phoenix Roofing can help you maintain your roof through annual maintenance and inspections. Should repairs be needed they can recommend the most effective and painless options. Contact Phoenix Roofing today to set up your inspection!

What type of roof do you have?

March 2, 2023 by MikeDominick

Common Roof Types

A home’s roof performs many functions – from protecting your home from the elements to providing curb appeal. Understanding what type of roof you have or may want to have, will help you decide what type of roofing materials to choose from and how it will protect your home.

When you begin thinking about building or replacing a roof, take some time to look around at the homes near you. What do you like or not like? What, if any, HOA regulations do you need to abide by? Look in magazines or online for examples of textures, materials or colors you may like.

Here are some of the more common roof types you may see in your area:

Gable Roofs:

– Very popular roof style

– Two sloping sides that form a triangle at the top known as a gable

– Homes can have more than one gable

– Steep slope allows for rain and snow to slide off

– Almost any type of roofing material can be used (asphalt, metal, tile)

Pros and Cons:

– Good for cold and wet climates

– Not good for areas prone to high winds

– Complicated designs can lead to higher costs

– Leaves slide off easier on gable roofs

– Complement a variety of architectural styles

Hip Roofs:

– All sides slope downwards with a gentle slope

– Four sides come together at a ridge or peak

– Hip and valley roofs are used on homes with multiple levels, additions or odd shapes

Pros and Cons:

– Hip roofs work well with many styles of homes

– Good at removal of rain water

– More wind resistant since they are self-bracing

– Can be more prone to leaks because of additional seams

Impact Resistant Shingles

February 16, 2023 by MikeDominick

What are Impact Resistant Shingles?

All roofing shingles can withstand some impact from weather or debris but Impact Resistant Shingles are specifically engineered to better hold up from hail damage. No product is hail proof but Impact Resistant Shingles can prevent or reduce roofing damage.

Even if not obviously damaged, hail can cause tiny tears or cracks in your asphalt shingles. Overtime, this can lead to leaks. If hail removes the protective granules from your shingles, it will expose the interior of the shingles changing the look of the roof and making it vulnerable to UV damage.

Impact Resistant Shingles are given a rating based on a class 1-4 system with class 1 being the least protective and class 4 being the most. This is determined based on a test that simulates a hail storm. These shingles are engineered to be more resistant to wind, hair, sleet and other extreme weather conditions.

There is a higher upfront cost for Impact Resistant Shingles, however you may be eligible for a discount from your insurance provider of anywhere from 3-15%. Stronger, more durable shingles may also extend the life of your roof and reduce maintenance or replacement costs.

It only takes a hail storm with hail 1” in diameter to cause significant damage. Roof dents and dings can compromise the integrity of your shingles. In order to identify this type of damage it is important to have regular roofing inspections by a professional like Phoenix Roofing. Call us today to set up your appointment!
